Joe Sandefur, of Morgan & Morgan, discusses some of the steps property owners need to take before renting their property through services such as Airbnb or Vrbo. The advice he offers includes:
• “[Adhere to] the IBC International Business Code or the IRC International Residential Code, as well as the Property Maintenance Code, and in my opinion also ASTM.”
• “[A]ll of these are standards set in place to identify the minimum standards of care and the minimum standards of safety that the owner is going to have to adhere to.”
• “My advice … is to have an engineer or a human factors expert … do a comprehensive evaluation of the property and then have them explain to you where there may be deficiencies so that you can address those deficiencies.”
